How much does a home inspection cost?
Our home inspections start at $450. Additional costs may apply for crawl spaces (+$25), homes built before 1980 (+$25), larger residences over 3,200 sq ft, and extended service areas over one hour from Lenoir City (+$50). Use our instant quote tool to get your exact price in seconds.
How long does a home inspection take?
A typical home inspection takes 2-4 hours depending on the size and condition of the home. Steven is thorough and takes the time needed to inspect every accessible system in the home.
What does a home inspection cover?
A complete home inspection covers the structural components, exterior, roof, plumbing, electrical, HVAC, insulation, ventilation, interior, fireplace, and attached garage. Steven also uses thermal imaging technology to detect moisture and energy issues that aren't visible to the naked eye.
Do I need to be present during the inspection?
You're welcome to attend and we encourage it - Steven is happy to walk you through findings in real time. However, it's not required. You'll receive a detailed report with photos regardless.
How soon will I get my report?
Reports are typically delivered within 24 hours of the inspection, often the same day. Each report includes detailed photos and annotations of every finding.
Do I need radon testing?
We strongly recommend it. Approximately 30% of East Tennessee homes test above the EPA action level of 4.0 pCi/L due to the Chattanooga Shale geological formation in our region. Radon is the second leading cause of lung cancer. Testing is available as an add-on to your inspection for $150, or as a standalone service starting at $225.
Should I get an inspection on a new construction home?
Absolutely. New homes can have just as many issues as older ones - from improper framing and grading problems to HVAC installation errors. A city code inspection checks for code compliance, but an independent home inspector checks for quality. With 30 year construction background, Steven knows exactly what to look for in new builds.
What is the Annual Checkup Program?
It's like a doctor's checkup, but for your home. For $199/year, Steven performs a comprehensive walkthrough of your home's major systems. Add it to your home inspection and your 2nd checkup is FREE. The program continues at the same rate until you cancel. It's the best way to catch small problems before they become expensive repairs.
What areas do you serve?
We serve Knox, Loudon, Blount, Anderson, Roane, Monroe, McMinn, and Hamblen counties - including Knoxville, Maryville, Alcoa, Oak Ridge, Lenoir City, Morristown, and all surrounding communities. A small drive time surcharge of $50 applies for properties more than one hour from our base in Lenoir City.
What forms of payment do you accept?
We accept cash, check, and Venmo. Payment is required upon the inspector's arrival.
